GTA Office Vacancy Falls to 10.4% as Class A Absorption Reaches 860,000 Sq. Ft.

By Dean Aronovici, CEO & Commercial Real Estate Broker, GTA Commercial Brokers

GTA office vacancy declined to 10.4% in Q3 2026, supported by 860,000 sq. ft. of positive absorption. Demand is concentrating in premium buildings while limited new supply strengthens the outlook for well located assets.

The GTA office market recorded 860,000 sq. ft. of positive absorption in Q3 2026, driving overall vacancy down to 10.4%. The improvement was concentrated in Class A properties, where tenant demand continues to favour high quality buildings with strong transit access and upgraded amenities. Toronto downtown vacancy declined by 90 basis points during the quarter, the sharpest improvement among major Canadian markets tracked by CBRE. Nationally, office absorption remained positive for a fifth consecutive quarter, with 2.0 million sq. ft. absorbed across Canada and nine of 11 markets reporting gains. The data indicates that recovery is broadening, but remains highly segmented by building quality and location.

Availability is tightening fastest in the premium segment. Toronto trophy buildings recorded vacancy below 5%, while Toronto trophy vacancy was reported at approximately 2.7% in CBRE’s national comparison. Financial District Class A availability stood at 9.6% in Q2 2026, after falling 200 basis points year over year across the downtown premium segment. Savills reported overall Toronto availability at 14.3% in Q3, down for a third consecutive quarter, with Class A availability at 10.4%. Leasing activity reached 1.7 million sq. ft. in the quarter, broadly matching the five year quarterly average of 1.6 million sq. ft. but remaining below the 2.6 million sq. ft. recorded one year earlier. This spread confirms that declining availability, rather than a sudden surge in gross leasing, is currently driving the market improvement.

Investment sentiment has improved alongside the operating data, although pricing remains selective. GTA office investment volume reached nearly $1.2 billion in Q2 2026, up 125% from the prior year, with activity concentrated in downtown Class AAA and Class A assets. The development pipeline remains limited, with eight buildings totalling 2.2 million sq. ft. identified and only 23% of that space still available. Nationally, 2026 office completions are expected to total just 2.3 million sq. ft., below the recent five year average, while no notable office projects were completed in Q3. Asking rents and transaction specific cap rates were not disclosed in the available Q3 sources, so underwriting should rely on asset level evidence rather than broad market averages. For owners, the current opportunity is strongest in premium buildings with near term lease rollover, while older Class B and C properties continue to face a wider competitive discount than headline vacancy figures suggest.
