60 Mobile Drive Toronto: Lease Rates, Building Features and Negotiation Advice

By Dean Aronovici, CEO & Commercial Real Estate Broker, GTA Commercial Brokers

Here is what businesses need to know about leasing at 60 Mobile Drive, including current asking rent, available floor area, transit access, building specifications and the lease points I would negotiate first.

60 Mobile Drive is a modern office property at Bermondsey Road and Eglinton Avenue East in Toronto’s Victoria Village area, postal code M4A 2P3. Current listings show second and third floor space for lease, with the third floor marketed at $30 per square foot per year. The building offers up to 24,146 square feet of workspace, so it can suit a growing company seeking a substantial east Toronto headquarters rather than a small conventional office. I would confirm the exact rentable area, availability date and additional rent directly with the listing brokerage before underwriting occupancy costs.

The property is positioned as a premium sustainability focused office building with mass timber construction, exposed wood elements, abundant daylight, operable windows, geothermal heating, rooftop solar and raised floor HVAC. On site features include a café, event and conference facilities, a sky terrace, parking and access to surrounding green space. Sloane Station on the Eglinton Crosstown LRT is approximately a seven minute walk, which improves employee access from east Toronto and connects the property to the broader TTC network. For a tenant comparing this location with downtown Toronto, the tradeoff is lower prestige for some clients but easier parking, newer building systems and potentially more efficient occupancy costs.

At the advertised $30 per square foot, base rent on 10,000 square feet would be approximately $300,000 annually before additional rent, HST and operating costs. Ask for a complete occupancy budget covering taxes, insurance, maintenance, utilities, parking, management fees and any separately metered services because the headline rent does not establish the all in cost. Toronto office availability was reported at 14.3 percent in the third quarter of 2026, while Class A availability was 10.4 percent, indicating that high quality space is tightening even though tenants still have negotiating leverage in many buildings. I would seek a tenant improvement allowance, several months of free rent and clear caps or audit rights on controllable operating expenses.

A serious lease process should begin with a test fit, a documented specification package and a review of the building’s mechanical and technology infrastructure. Allow at least eight to twelve weeks for site selection, financial approvals, legal review and lease documentation, then add construction and permitting time if the premises require substantial work. Ask whether the quoted rent applies equally to both floors, whether the landlord will deliver the space in a defined condition and whether expansion, contraction or assignment rights are available. I would also negotiate signage, after hours HVAC, visitor parking, renewal options, restoration obligations and the treatment of solar or energy savings before signing.

Investors and owner occupiers should treat 60 Mobile Drive as a specialized office opportunity rather than an industrial property, despite its east Toronto location near traditional employment uses. The GTA industrial market is stabilizing, but industrial rents and office rents are driven by different tenant demand, building systems and valuation assumptions. For a business that needs a sustainability profile, transit access and a high quality workplace, the property may justify its asking rent if the landlord provides meaningful concessions and the operating cost history is transparent. I recommend requesting the rent schedule, floor plans, parking ratio, environmental certifications, utility history and a full lease proposal before comparing it with nearby alternatives.
